The Buying Process
We aim to make buying your property in Spain as smooth, clear, and stress-free as possible. Here’s how it works step by step:
1. Property Viewings
You’ll typically view a small selection of properties that match your criteria, sometimes with a slight compromise or a “wild card” option that could surprise you.
After each viewing, we’ll ask for your feedback (positives and negatives) to:
- Share with the vendors
- Better understand your preferences
- Help us find your perfect property
Once you’ve found “the one”, we’ll arrange a second viewing if required, and begin negotiating the best possible price on your behalf.
2. Appointing a Solicitor
We will introduce you to a trusted Spanish-English speaking solicitor who will manage the entire purchase process for you.
We recommend solicitors based on:
- Property type (urban, rural, coastal, etc.)
- Location
A local solicitor is always best, they:
- Can visit the property
- Know local regulations and future developments
- Have strong relationships with town halls to get in depth information
All our recommended solicitors are experienced, reliable, and have consistently provided excellent advice to our clients over many years (we do not receive any commission for client referrals to solicitors) they act totally independantly from us, and will only deal with their clients directly. They can also assist with after-sales services such as Spanish wills and annual taxes, changing all the utilities over to your name and bank account etc.
3. Power of Attorney & NIE Number
If you don’t live in Spain permanently, your solicitor will usually recommend:
- A 'Power of Attorney' (POA):
This allows your solicitor to act on your behalf so you can return home while the purchase continues. - NIE Number (Spanish tax number):
Required to buy property in Spain. With a POA, your solicitor can arrange this for you.
4. Opening a Spanish Bank Account
You’ll need a Spanish bank account to complete the purchase.
- Your solicitor can accompany you to the bank
- Or open the account for you using a 'Power of Attorney'
- We can also connect you with a mortgage broker who speaks your language if needed
- If you need to exchange your currency from USD to EUR, or GBP to EUR we can recommend a good currency exchange company - ask for details
5. Inventory (If Furnished)
If the property is sold furnished:
- A full inventory list will be created
- Signed by both buyer and seller
- Clearly outlines what is included in the sale
We will translate everything if needed to ensure full clarity.
The inventory is then attached to the Arras Contract.
6. Legal Checks & Arras Contract
Your solicitor will begin legal checks on the property. This usually takes 2–3 weeks.
Once everything is confirmed:
- You sign the Arras Contract (Private Purchase Contract)
- Pay a 10% deposit
- Agree on a completion date
This is the most important step completed, after this it’s just a matter of waiting for completion day.
7. Completion Day (At the Notary)
On completion day, you have two options:
- Attend the Notary in person with your solicitor
- Or your solicitor can sign on your behalf using a 'Power of Attorney'
- The purchase is finalized when the final balance has been paid to the vendors, and you / your solicitor has signed at the Notary
- You receive your keys
- Or with a POA, you can simply arrive in Spain, collect the keys from your solicitor or ourselves and enjoy your new home, it can be that easy!
