Villa ‘Sierra Sunsets’ is a traditional Spanish villa design with a large Naia to the front to dine under and soak up the wonderful views.   It was built in 2005 and has a build size of 229 m2, 4 double bedrooms and 2 bathrooms. There is a large plot of 10,000 m2 + approx., (3 plots make up this amount) making the house within the current planning rules, therefore would be suitable for a touristic license (subject to application) and a mortgage if required.

The plot is left low maintenance and around the house is approx. 1,500 m2 of fenced and gated gravelled garden, with plenty of off-road parking, there are some colourful Mediterranean plants and trees plus an orange and lemon tree too, the rest is pine clad mountainside to the back of the property, so for a lock up and leave holiday home it is perfect, or a comfortable home to live in permanently. 

Villa Sierra Sunsets benefits from a beautiful swimming pool (1.8m at the deep end) with shallow steps to enter, a pump and filtration system. There is a large sunbathing terrace with plenty of room for BBQ, table tennis table and for inviting friends and family.  There are 180 degree mountain views, oil central heating, air conditioning units, an open kitchen terrace for breakfast, marble stairs, beautiful beamed Naia and lounge, double glazed windows, persianas, plenty of storage, mains electric, mains water with a pressurized pump to bring the water to the small enclave of properties at the back of the mountain giving good water pressure, 2 septic tanks that have just been emptied. New central heating thermostat has just been replaced, central heating boiler only 1.5 years old and under warranty for 3 years, serviced in December 2021 and next service is free in December 2022.   There is WiFi via Hola Wifi satellite, UK TV via satellite,  3 double bedrooms on the ground floor which is good if you have elderly relatives or someone with a mobility issue, the 1st floor boasts just the master suite with en-suite bathroom and its own terrace to take your morning coffee!

The accommodation consists of: -

Up a few steps to the pretty front Naia, great for sitting under in the hot summer months and dining under too with pretty arches and a beamed ceiling, plenty of room for entertaining.  Through double doors you enter a large lounge with open fire, ceiling fan, hot and cold air conditioning unit, a beautiful, beamed ceiling, to the other end of the lounge there is an open plan dining area, lots of windows make this a light and airy room.  Off the dining area you find access to the fully fitted kitchen that has ample storage, sink,  gas hob, extractor, oven, dishwasher, fridge freezer and washing machine. There is a handy access door out to the open kitchen terrace too.  Through an inner hallway off the lounge, you will find 2 double bedrooms both with ceiling fans and fitted wardrobes and a guest bathroom with bath and shower above.  Leaving the lounge through a pretty arch, to the right is another double guest bedroom with ceiling fan plus an air-conditioning unit.

Up the marble stairs with a window giving lots of light to the 1st floor, you come to the master bedroom suite which has large patio doors out to a lovely terrace giving fantastic mountain views, 2 sets of fitted wardrobes compliment the bedroom with a hot and cold air conditioning unit and a door leads to an ensuite bathroom with his and hers sinks, bath and separate shower.

The annual rates / rubbish rates (ibi tax & basura tax) are €850.00 inclusive.

The local town is Villalonga, it is only a short 5-minute drive or a 15-minute stroll away, it has everything for daily living, pharmacy, doctors, dentist, vet, schools, large Mercadona supermarket, banks, bars and restaurants and a beautiful boutique hotel, plus a good-sized weekly market.  There are beautiful walks all around Villalonga with babbling brooks, and a river to fish from, it is an area of outstanding beauty, much of the countryside is protected so it never gets overbuilt.

The location of this villa is ideal, it is served by 2 international airports, Alicante being 1.15 mins drive away and Valencia airport being about a 50 min drive away.  You can catch a train from Gandia city into the heart of Valencia (45 min train journey approx.), then outside the train station get on the metro straight into the Valencia airport terminal, so great transport links.

Villa Sierra Sunsets is only a 15 min drive to Gandia Historic city, which has many shops and supermarkets, bars and top-quality restaurants. A must: visit the old Borgia Palace, the Culture Centre that has many live music events and the Theatre. Saturday is Market Day. There is a small golf course by Grau de Gandia. 2 out of town shopping malls 10 min drive away with big named stores such as Zara, Zara Home, H & M, Casa, Leroy Merlin, Kiwoko, JKYSK, Decathalon, Carrefour, Media Markt, with many more bars and restaurants etc.

Playa De Gandia (Beach area) is a blue flagged 12 km long sandy beach with shops and restaurants that run along the promenade, evening street market and boasts a harbour and marina.

15 mins drive to Oliva old town and the beach is 20 mins drive, there is a Castle there and a large Friday Market. The Oliva Nova Golf is nearby, designed by Seve Ballesteros and La Galiana one of the prettiest golf courses in Europe is only a 40 min drive away. Go Karting, Horse riding, sailing, kite surfing all available in the area.
